Your practice's next space, negotiated by someone who has built it.
I help independent physicians, dentists and practice groups in Jupiter, Palm Beach Gardens and across Palm Beach County find, negotiate and build out medical office space without overpaying or getting surprised by construction.
My fee is typically paid by the landlord, so there's no cost to you. · Art Rountree, Sales Associate, The Good Group Real Estate
Where practices lose money on space
Your lease is one of the largest fixed costs your practice carries. The most expensive mistakes happen before you sign.
Renewing without leverage
Landlords count on medical tenants staying put because moving is hard. Knowing current rents and real alternatives changes the number on your renewal.
An underfunded buildout
Plumbing at every exam room, ADA, medical gas, imaging shielding. Medical improvements cost more than the allowance covers. I price it like a contractor before you commit.
The fine print
Operating expense pass-throughs, relocation clauses, exclusive-use rights and whether you can assign the lease if you ever sell the practice.
One advisor from search to opening day
- Space search: on-market and off-market medical space that fits your patients, staff and equipment
- Lease & renewal negotiation: rent, free rent, escalations, term and renewal options
- Buildout & allowance review: I'm a licensed general contractor, so I read the plans and the numbers
- Project oversight: keeping the landlord, architect and contractor on schedule through move-in
- Expansion & second locations: planning growth before you run out of room
Tenant representation for doctors, dentists and medical practices
Whether you're a physician opening a first office in Jupiter, a dental practice relocating in Palm Beach Gardens or a specialty group adding a location in West Palm Beach, I represent you, the tenant, not the landlord. That includes medical office buildings, retail medical space and office space being converted to clinical use.
Serving Jupiter, Tequesta, Hobe Sound, Juno Beach, Palm Beach Gardens, North Palm Beach, West Palm Beach and the rest of Palm Beach and Martin County.

Market & options
Comparable medical rents, available spaces and the real math on renewing versus relocating, including buildout cost.
Negotiate & deliver
Letter of intent, lease negotiation and buildout oversight until your doors open.
Built for doctors, not just leased to them
Before I advised tenants, I built for them. My team executed a 10-year lease and delivered the buildout for Morehouse Healthcare's 15,000 SF clinic with 30 exam rooms, on time and on budget. I've also completed buildouts for two eye care practices in Atlanta.
That's the difference: I know what a space costs to build, how long it really takes and where landlords leave room to negotiate.

Lease expiring in the next 12–24 months?
That's the right time to start. The earlier you look, the more leverage you have on a renewal or a move.
Common questions
What does it cost me?
My fee is typically paid by the landlord as part of the lease transaction, so there's no cost to you. If anything about your situation is different, we'll cover it upfront in writing before any work starts.
What's the difference between you and the landlord's broker?
The landlord's broker works for the landlord and is paid to get the highest rent and the best terms for the owner. As your tenant representative, I work only for your practice: finding options across the market, comparing them side by side and negotiating on your behalf.
Can you help with a medical office lease renewal?
Yes. Renewals are where many practices overpay. I'll compare your renewal offer to current medical office rents and real alternatives, then negotiate rent, improvement dollars and terms with your landlord.
I'm happy where I am. Why talk now?
Because your renewal is a negotiation whether you treat it like one or not. Knowing what comparable space rents for, and having a credible alternative, is what moves a landlord.
What kinds of practices do you work with?
Independent physicians and specialists, dental, eye care, physical therapy, behavioral health and other outpatient practices, from a single suite to multiple locations.
What areas do you cover?
Jupiter, Tequesta, Palm Beach Gardens, North Palm Beach, West Palm Beach and the rest of Palm Beach County, plus Martin County.
