What Is My Property Worth Today?

A Property Opinion of Value or sometimes called a Broker Opinion of Value (BOV) - not a market average. Your property, your number.

A Market Report tells you what's happening across Palm Beach County. A (POV) Property Opinion of Value or Broker Opinion of Value (BOV) tells you what your specific property would sell or lease for today — based on comparable sales, current absorption, and a personal walk of the building.

Before I quote you a number, I walk the building the way a buyer's engineer will. I document construction type, roof condition, HVAC, electrical, parking, and every capital item a buyer will scrutinize. No spreadsheet replaces boots on the ground.

I pull comparable sales within 10 miles, review current market vacancy and absorption for your property type, and run an income approach if your building is tenanted. You get a value range — not a single inflated number designed to win a listing.
